By booking a stay at Oakdale Ranch, all guests acknowledge and agree to the following policies and terms.
1. Health & Wellness Confirmation
Guests must confirm within 24 hours prior to arrival that they are in good health and not exhibiting signs or symptoms of any contagious illness, including but not limited to COVID-19. The main house resident is a senior citizen with underlying health conditions, and this policy exists to help protect his wellbeing. Guests who become symptomatic between booking and arrival should contact us immediately to reschedule.
2. Occupancy & Access
Maximum guest house occupancy is limited to 2 persons unless otherwise authorized in writing by the owner. For the security and privacy of all parties, access to the property is restricted to registered guests only. Any unregistered visitors must receive prior authorization from the owner; unauthorized individuals will be considered trespassers.
3. Refund Policy
No refund will be issued for any issue that is not brought to our attention during your stay. We want every guest to have an excellent experience—please give us the opportunity to address any concern while you are on-site so we can make it right.
4. Smoking
Smoking inside the guest house is strictly prohibited. Due to the dry natural environment and fire safety concerns, outdoor smoking is limited to the guest house porch (with the front door closed) and the paved driveway area. Cigarettes must be fully extinguished and disposed of in the outdoor trash receptacle. If no guest objects, smoking is permitted inside the Saloon using the provided ashtrays only.
5. Privacy & Quiet Hours
Guests must not disturb the main house occupants or enter the main house, barn, or surrounding structures without prior approval from the owner. For immediate assistance, please call the number provided in your booking confirmation. While there are no strict quiet hours, please be considerate after dark—sound travels in open spaces.
6. Fires
No outdoor fires in fire pits and no lighting of the Saloon stove is permitted without prior written or verbal approval from the Ranch.
7. Driveway & Driving
The guest house sits at the top of a half-mile paved, winding private driveway. Guests must drive slowly and carefully—there are deer, other wildlife, and ranch pets. The speed limit is 25 mph; take all curves slowly. Guests enter and use the driveway entirely at their own risk and agree to drive responsibly at all times.
8. Assumption of Risk & Liability Waiver
Oakdale Ranch is situated in a natural, rural environment. The property contains rocks, uneven terrain, poison oak, trees, wildlife (including but not limited to deer, snakes, and insects), domestic animals (dogs, cats), as well as steps, decks, porches, stairs, and other structures. Guests enter and use the property and all its facilities entirely at their own risk.
By booking and staying at Oakdale Ranch, the guest (hereinafter “Lessee”) voluntarily assumes all risks associated with use of the property and agrees to the following:
- Lessee agrees to indemnify, defend, and hold harmless Oakdale Ranch, its owners, managers, agents, and representatives (collectively, “Ranch Parties”) from and against any and all claims, demands, actions, damages, losses, costs, liabilities, and expenses (including reasonable attorneys’ fees) arising from or related to Lessee’s or Lessee’s guests’ use of the property, including but not limited to personal injury, death, or property damage.
- Lessee releases and forever discharges the Ranch Parties from any and all liability, claims, demands, and causes of action arising from or related to any injury, illness, death, or property damage sustained while on the property, whether caused by the condition of the premises, the negligence of any party, or otherwise.
- Lessee agrees not to file any claim, action, or lawsuit against the Ranch Parties for any costs or damages arising from Lessee’s or Lessee’s registered guests’ use of the property.
- Lessee accepts full responsibility for the actions of all guests—registered or unregistered—and agrees to inform all guests of these terms prior to arrival.
- Any unregistered individual found on the property without prior owner authorization will be considered a trespasser.
Note: This waiver applies to all guests and visitors for the duration of the stay. By completing a reservation—whether through Airbnb, direct booking, or any other method—the Lessee acknowledges that they have read, understood, and agreed to all policies and terms stated herein.
